Foundations are the part of the house no one thinks about until something goes wrong, and by then the problem is usually expensive. Our foundation and concrete work is built around prevention, durability, and proper repair when prevention isn't an option anymore.

Diagnosis Before Demolition

Most foundation symptoms — cracked drywall, sticking doors, sloping floors — can have several different causes, and the right repair depends on naming the correct one. We start with a thorough on-site evaluation, looking at drainage, soil conditions, framing, and the crack patterns themselves, so the solution we propose is matched to the actual problem instead of treating symptoms.

Crack Repair Done the Right Way

Hairline cracks and active structural cracks are very different problems with very different fixes. We seal non-structural cracks with materials that flex with the foundation through seasonal cycles, and we address structural cracks with proper steel reinforcement and engineered repairs. Cosmetic patching of a structural crack is a temporary illusion; we won't sell that work.

Waterproofing That Keeps Basements Dry

A wet basement almost always traces back to a combination of grading, gutters, and foundation waterproofing. We address the system as a whole — exterior drainage, foundation membranes, interior drain tile where appropriate, and sump systems sized to actual flow — so water has somewhere to go besides your living space. Half measures here are why so many basements get worked on twice.

Concrete Flatwork Built to Last Indiana Winters

Driveways, walks, and patios in central Indiana take a freeze-thaw beating most slabs aren't engineered to survive. We pour on properly prepared base, at the right thickness, with appropriate reinforcement and air-entrained mixes that handle freeze cycles. Joint placement is planned to control where cracks happen, because concrete will crack — the question is whether it cracks where you decided or where it decided.

Footings and Piers for Additions and Outbuildings

New structural loads need footings sized for the soil they're sitting on and dug to the right frost depth. We engineer footings and piers for additions, garages, decks, and outbuildings to match the original foundation's depth and stability, so the new structure ages at the same rate as the rest of the house instead of settling on its own schedule.

Crawlspace Encapsulation That Actually Works

Open crawlspaces in this climate are humidity factories, and that humidity migrates up into living spaces, framing, and insulation. We encapsulate with heavy vapor barriers, seal vents, address standing water, and dehumidify so the crawl becomes a conditioned, controlled space. Indoor air quality, framing longevity, and energy bills all improve at once.

Underpinning and Settlement Correction

When a foundation has actually moved, the fix is not patching the drywall — it's stabilizing what's beneath the foundation. We work with engineered helical piers and push piers to transfer load to stable soil and, where appropriate, gently lift the structure back toward level. The work is precise, documented, and warrantied.

Drainage Engineered as a System

Gutters, downspouts, grading, splash blocks, and yard drainage all work together — or, more commonly, all fail together. We plan drainage as a continuous system that moves roof water and surface water away from the foundation on the shortest reasonable path. Most basement water problems disappear once the water never reaches the wall in the first place.

Honest Recommendations, Conservative Solutions

Foundation work is one of the easier trades to oversell, and we deliberately don't. If the right answer is a small repair and better drainage, that's what we recommend. If the right answer is more involved structural work, we'll explain exactly why and document the reasoning. Either way, you'll know what you're paying for and what problem it solves.
